how it all works
Your Perfect Student Home Awaits
1 Booking a Viewing
Finding the perfect place is a big step. If you’re looking to book a viewing, make sure you have all the key details ready like your availability, size of group, preferred areas, budget, and any must-have features for the property.
2 Applying for a Property
Found the one? Great! Each of you will fill out a short application, including details about your guarantor (someone who agrees to cover the rent if needed). Don’t have a guarantor? No problem — we can point you towards a guarantor service.
This is also the stage where you can let us know if you’re interested in our “bills-inclusive package” through UniHomes.
3 Securing Your New Home
Once your application is approved, you’ll pay a holding deposit (equal to one week’s rent), sign a holding deposit consent form, and provide your Right to Rent documents. Then, we’ll kick off your referencing process (and your guarantor’s too).
4 Signing the Tenancy
Once all checks are complete, we’ll email your tenancy agreement to sign digitally. You’ll also receive the legal documents like your How to Rent guide, Energy Performance Certificate, and any safety checks (like gas or electrical reports).
5 Moving In
On move-in day, ensure all of your group have completed the necessary steps and then just swing by the office to pick up your keys.
We’ll send you details on rental payments, reporting maintenance, and your inventory (if your landlord has one). No inventory? Snap some photos and take a video just in case!
Good to Know :
Before your move-in date, we will ask you to visit the office in person to verify your Right to Rent Documents. This will include passports and any relevant student ID documents.
After paying the holding deposit, we will request the remaining balance (first months rent and damage deposit) 6-12 weeks prior to your move in date. The holding deposit will be deducted from the remaining balance.
If you are worried about budgeting each month for utility bills, we do recommend the ‘all inclusive bills package’ mentioned on Step 2 through our partner Uni-Homes. The amount you each pay will be fixed per month for unlimited usage – meaning no worries over additional cost.
During Your Tenancy
We’ll also check in with property inspections twice a year to catch any problems early and keep everything in great shape.
Moving Out
When it’s time to leave, we’ll guide you through the process — from cleaning tips to avoiding deposit deductions. If there are any disputes, we’ll help work towards a fair resolution for everyone.
